What is a bill of quantities?
A BOQ organises the components of the agreed construction scope into item descriptions, measurement units and quantities. It gives builders and subcontractors a consistent basis for entering rates and comparing the same work, rather than comparing differently described lump sums.
One trade or a coordinated project bill
An individual trade BOQ focuses on the complete agreed package for that trade. A coordinated project BOQ brings the required and agreed trade packages into a master bill. The quotation identifies the project coverage and relevant specifications before work is commissioned.
Measured physical quantities are kept distinct from billing and procurement quantities where applicable. An unresolved design detail or material selection stays identified with its affected item, so it can be resolved against the current project information.
Working files, rather than a picture of a spreadsheet
You receive an editable Excel workbook. Apply your own supplier, subcontractor and labour rates as appropriate to the agreed bill format. Construction pricing is a separate service when expressly included in your quotation.
The accompanying coloured PDF connects the item references to measured drawing locations. Source revision references help retain the original baseline when the drawings later change.

The original Avella-authored Vale Residence example contains actual native floor-face measurements in a four-column item, description, unit and quantity workbook. It is a demonstration of that measured scope, not a customer case study or a priced whole-project estimate.
